Senior Project Manager
Our client is seeking a highly experienced and dynamic Senior Project Manager to lead the end-to-end construction delivery process for real estate developments.
Reporting to the Managing Director, this role offers a unique opportunity for a Construction/Real Estate professional to grow within an international business. Based in Milan, he/she will manage the full lifecycle of development projects across Italy, from concept design to handover, working closely with internal teams and external stakeholders.
He/she will oversee all activities of the contracted consultants in preparation of the due diligence, permitting applications, timetables, cost plans, tenders, program development, on site engineering, construction and handover process.
The primary task of the Senior Project Manager will be to support the Development team in the early stages of the project – identifying major urbanistic applicable norms and setbacks, drafting of master plans, basic cost estimation based on the Clients’ needs, overall scheduling, risk identification (permitting, geotechnical etc.).
Responsibilities:
- Collaboration with Development Team: Support the Development team on technical tasks, including early-stage project development, master planning, cost estimation, and urban planning assessments. Accompany client meetings, offering technical advice and recommendations.
- Design & Constructability Input: Participate in the design phase of new projects, offering insights into budget, schedule, and constructability. Take full accountability for maintaining quality, time, and budget throughout the project delivery.
- Permitting & Approvals: Lead the preparation and submission of all permitting applications, working with consultants to ensure compliance with urban planning regulations.
- Plan Review & Documentation: Review and interpret plans, specifications, and other project-related documentation, ensuring accuracy and alignment with project goals.
- Tendering, Procurement & Consultant Selection: Manage the procurement and tendering processes for general contractors and technical consultants, ensuring competitive bids, timely delivery, and adherence to quality standards. Prepare vendor requests for proposals, analyze and align bids, make award recommendations, and negotiate contracts.
- Project Coordination: Serve as the primary contact for all project stakeholders, including authorities, contractors, architects, engineering firms, and consultants, ensuring seamless coordination and regulatory compliance.
- Full Construction Delivery: Oversee the complete construction lifecycle, from early concept and design, permitting, and tendering through to project completion, snagging, and handover.
- Day-to-Day Construction Management: Provide ongoing technical direction, supervision, and coordination of facilities and construction activities to ensure efficient execution.
- Cost & Risk Management: Develop and manage project cost plans, schedules, and feasibility studies. Monitor cost changes to maintain budget discipline. Identify and mitigate risks, including those related to permitting, geotechnical challenges, and unforeseen issues.
- Progress Monitoring & Reporting: Track and report on project progress, including budgets, timelines, and quality benchmarks. Prepare detailed reports for internal and external stakeholders, including equity partners, and take corrective actions when necessary.
- Quality Assurance & Site Management: Conduct regular on-site inspections to verify quality standards are met, address any issues that arise, and manage punch list resolutions
- Client & Stakeholder Interaction: Collaborate with various stakeholders, including technical consultants, banks, potential tenants, brokers and Property Management teams, to ensure alignment with business needs and provide expert technical guidance.
- Tenant Coordination: Manage tenant requests, overseeing refurbishments, upgrades, and customization efforts.
Requirements:
- M.Sc. in Civil Engineering, Architecture, or a related field.
- Proven track record in end to end design and construction management, ideally in logistics, warehouse, industrial, or large-scale retail developments.
- Strong knowledge of project management processes, including budgeting, scheduling, tendering, and permitting.
- Fluency in English and Italian (written and spoken) is essential.
- Ability to navigate building law and administrative matters related to project design and execution.
- Willingness to travel regularly to project sites across Italy.
